Over the past 50-plus years, Pat McAllister has been a real estate broker making deals, appraising and buying property, building houses, hotels and restaurants, and consulting. This book reveals his successful approach to identifying raw property and envisioning its development potential. In order to realize and maximize that potential, he selected partners who provided resources in exchange for a generous piece of the deal. His partners grew to trust his judgement as they made substantial returns, and they continued to invest in his future ventures.

McAllister’s first land purchase began with 25 acres in Chillicothe, Ohio which eventually led to the purchase of hundreds of acres that he developed into subdivisions throughout Ross County.

His first commercial real estate purchase began with 45 acres which also grew into hundreds of acres that were eventually developed to form the most extensive business district in Chillicothe and the site of numerous hotels, restaurants, shopping areas, and businesses. His vision transformed this south central Ohio town into a hustling, bustling area where visitors gather, and residents enjoy year round.

He used this approach to branch out to other Ohio cities where he and his partners invested in improving the hospitality and dining options these towns had to offer by building luxurious hotels and unique theme restaurants.

ABOUT THE AUTHOR C. Patrick McAllister graduated from The Ohio State University in 1965 with a Bachelor of Science degree majoring in finance and a minor in accounting. He soon embarked on a career in real estate appraising, which led to the development of hotels, restaurants, and residential subdivisions. He attained his MAI (Member of the Appraisal Institute), a highly acclaimed professional designation, that provided him with the foundation to rise in this industry and eventually establish his own appraisal company along with other related businesses. As a visionary, he transformed a southern Ohio community from a small town to a micropolitan area that put Chillicothe on the map. His “Big Picture” ideas brought hotels, restaurants, housing, and jobs to this region.
