The intent of this book is to fill a gap and to give you the basics of Commercial Real Estate Investments from an insider's point of view. This book is written to be useful, informative, and easy to understand. It takes an honest and straightforward approach. I am writing it in the hopes that it will arm you with basic information and dispel some common myths about commercial real estate investments. I provide provide knowledge and honest opinions that should give a solid foundation to start working from. This can save a lot of wasted time at the beginning of your commercial real estate investment endeavors and help you on your way to making money.

Introduction Over the years I have searched for books on commercial real estate investing. I have discovered there are very few up-to-date books with much substantial content focused on the investor. This is a big business with lots of players but still very little information on this business seems to get published: The intent of this book is to fill a gap in Commercial Real Estate books and to give you the basics of investing from an insider’s point of view. It will include both technical AND practical information on commercial real estate investing. This business is not exceptionally difficult to understand, but it does take a lot of work to succeed.
This book will take an honest and straightforward approach. My intention is to give honest viewpoints and opinions that should provide a baseline to start from. I am writing it in the hopes that it will provide some information and dispel some common myths. This can save a lot of mistakes and wasted time at the beginning of any commercial real estate investment endeavor and help in the long-term with making money in commercial real estate investments. Please bear with me on the more technical parts of this book, like the sections on “the numbers” and financing. These sections will be more difficult to read and take more time to understand. However, any analysis of a property will need to include a financial investigation. This will take some time, some effort, and, yes, some math.
Understanding the numbers is crucial to analyzing a property. If you are completely uncomfortable with math then you may want to consider a different career path. Commercial real estate may not be your calling. In this book I will include just enough information to give a fundamental understanding while using only basic math. In other words, I will keep it as simple as I can.
This is not a sales techniques book and this is not a “rah-rah” motivational book. There are already a huge number of outstanding sales and motivational books written. It is probably a good idea to find ones that fit your own style and personality. These are ones most likely to help.
I have attempted to write this book so each chapter can stand on its own; however there are some concepts that are closely intertwined and cannot be easily separated. I will make references between chapters as little as possible to make this book more readable and useful.
